Home Improvements & Construction Ltd (HICL) are proud to have delivered a transformative loft conversion for Anna in Guildford, GU1. The property was originally a three-bedroom terrace house with only one bathroom and significant unused attic space. Anna’s brief was to convert the loft into a fully functional master suite with a spacious bedroom and second bathroom, increasing the home’s overall footprint and improving day-to-day family living.
Client Objectives:
Although the house provided adequate bedrooms, the layout no longer supported the family’s needs. With one bedroom converted into a home office and only a single bathroom serving the property, the client required additional space without compromising existing rooms. The objective was to maximise the loft area efficiently, create a second bathroom larger than the original one downstairs, and complete the project within a strict deadline of under six weeks. Natural light, storage within the eaves, and intelligent staircase positioning were all critical elements of the design.
The Design and Build process:
After meeting Andi Drishti, the director of HICL Builders, the client chose HICL for its immediate clarity of vision and structured delivery. Within the first consultation, Andi outlined how the loft conversion in Guildford could be configured to maximise usable space while maintaining strong proportions throughout.
The team removed the existing roof structure and constructed a rear dormer extension to increase head height and internal floor area. Two Velux roof windows were installed on the front elevation, introducing natural light to the staircase and landing. At the rear, new windows were fitted within the dormer, offering open views across Guildford, including sightlines towards the cathedral.
A carefully planned staircase was integrated in a way that allowed the bathroom footprint to be expanded without sacrificing bedroom space. This enabled the installation of both a 1.8 metre bath and a walk-in shower, creating a bathroom significantly larger than the original one on the lower floor. Extensive eaves storage was incorporated along the width of the house, accessed discreetly yet providing substantial additional storage.
Despite the structural complexity of the loft conversion, the entire project was completed in just five weeks, ahead of the agreed six-week deadline. Coordination of trades, materials and specialist deliveries was managed precisely, ensuring uninterrupted progress from roof works to final decoration.
Site Preparation and Professional Coordination:
The project included full scaffolding, site setup, waste management and structural engineering oversight. Building control compliance and fire safety requirements were carefully integrated, including new smoke alarms and fire-rated elements where required. HICL managed the project from structural alteration through to plastering, electrical installation, bathroom fitting and final finishes, providing a fully coordinated design and build service.
